Yahoo Finance clarifies scope of renters insurance coverage for fire and smoke damage
A recent analysis by Yahoo Finance outlines how renters insurance handles fire, smoke, and additional living expenses, while highlighting common exclusions and the financial impact of actual cash value versus replacement cost settlements.

Renters insurance typically provides coverage for personal property damaged by fire, smoke, and wildfires, alongside additional living expenses if the rental unit becomes uninhabitable. This coverage extends to items such as furniture, electronics, clothing, and small appliances, but explicitly excludes structural damage to the building, which remains the landlord’s responsibility. Policies may settle claims on either an actual cash value or replacement cost basis, a distinction that significantly affects the final payout amount for policyholders.
According to Yahoo Finance, smoke damage is often treated similarly to fire damage, covering items even if flames do not reach the unit. For instance, smoke from a neighbour’s kitchen fire may be covered under a standard policy. Additional living expenses, also known as loss-of-use coverage, are typically capped at 20% of the personal property coverage amount. If a tenant holds $20,000 in personal property coverage, the additional living expenses cap would be $4,000.
Liability coverage may apply if the tenant is deemed responsible for the fire, covering damage to others' property and legal expenses. Standard policies usually require a minimum of $100,000 in liability coverage, though landlords may impose different limits. High-value items such as diamond rings, watch collections, art, firearms, and cash often have sub-limits and may require scheduled property riders for full coverage.
Exclusions in renters insurance typically include damage to the building itself, deductibles, intentional acts, and losses exceeding policy limits. Actual cash value policies pay the depreciated value of an item, while replacement cost value policies pay the cost to replace it with a new item of similar kind. Underinsurance is a notable risk in high-risk wildfire areas such as California, Colorado, and Oregon, where policy limits may be insufficient to replace all belongings after a major loss.
Claims can be filed online, via mobile app, or by phone, and may involve an insurance adjuster reviewing the damage. Tenant responsibilities include documenting damage through photos and videos, creating a loss inventory, and keeping receipts for reimbursable expenses such as hotel stays and meals. Clear communication with the landlord is also essential, as structural repairs fall under the landlord’s insurance policy.
