A retired Phoenix homeowner is weighing whether to sell his paid-off house before a 1 million-square-foot data centre is completed about 400 yards away.
The homeowner told The Ramsey Show that local real estate professionals had warned the development could reduce nearby property values by as much as 25%. He estimates his primary residence is worth roughly $600,000, although the potential decline remains a forecast rather than an established outcome.
His concerns include noise and the development’s broader environmental footprint. The site was already commercially zoned, however, meaning a warehouse or another large development could have been built there.
Dave Ramsey said selling immediately could mean accepting a discount driven by uncertainty. He advised waiting about a year to see how much noise the facility produces and whether nearby sale prices are measurably affected.
Co-host Jade Warshaw suggested examining comparable communities with similarly sized data centres and tracking actual sale prices after those facilities have operated for at least 18 months. Ramsey also cited a past case involving a proposed Walmart, while stressing that experience does not establish how the Phoenix development will affect property values.
