Data centre developer targets $3.7 billion in annual recurring revenue by year-end

IREN Limited is executing a strategic pivot from Bitcoin mining to artificial intelligence cloud infrastructure, aiming to monetise contracted demand through physical data centre buildout. The company reported a net loss of $247.8 million in the third quarter of fiscal 2026, attributed to non-cash write-downs and unrealised losses, while AI Cloud revenue nearly doubled to $33.6 million. Management has set targets for the end of 2026, including 480 megawatts of AI Cloud capacity, 150,000 GPUs, and $3.7 billion in annual recurring revenue. A significant near-term milestone is the handover of the 'Horizon 1' phase of the Childress site to Microsoft in the third quarter.

The company’s growth thesis relies heavily on a five-year, $3.4 billion contract with NVIDIA and substantial customer prepayments. NVIDIA has committed to investing up to $2.1 billion, payable as infrastructure is built, with full investment contingent on the deployment of 600,000 GPUs. Approximately 95 per cent of the capital required for GPU purchases is expected to come from customer prepayments and equipment financing rather than IREN’s own cash reserves, a structure designed to limit shareholder dilution.

Secured power capacity has already expanded to 5 gigawatts, with new sites planned in Europe and the Asia Pacific region. The firm is converting existing sites in British Columbia and Texas to air-cooled systems to accelerate revenue generation compared to building new liquid-cooled facilities. About 3,000 workers are currently on site at Childress, where three additional phases beyond Horizon 1 are planned for completion by year-end.

Despite the ambitious targets, investors face risks related to construction delays, the integration of recent acquisitions, and reliance on a small number of large clients. The $247.8 million quarterly net loss was largely driven by $140.4 million in non-cash write-downs and $23.7 million in unrealised losses tied to financial hedges. Bitcoin mining revenue fell to $111.2 million as older hardware was retired, highlighting that the new AI business is not yet large enough to offset the shrinking traditional operations.

Institutional sentiment shows a divergence, with hedge fund interest rising to 53 funds in the first quarter, up from 46 in the previous quarter. This increase suggests growing confidence in IREN’s power position and long-term AI opportunity. However, short interest remains high at approximately 27.09 per cent of available shares, the highest in its peer group, indicating significant skepticism regarding execution capability and financing risks.

IREN Limited is not on the list of the 40 Most Popular Stocks Among Hedge Funds, with the stock trading at $37.93 as of August 6, 2026. The company’s trailing and forward price-to-earn ratios were recorded at 47.82 and 136.99 respectively. While the bullish case hinges on timely project delivery and continued GPU financing, the company must demonstrate that it can convert secured power and contracted capacity into real earnings without succumbing to construction or integration challenges.
