Multifamily occupancy surges in Bay Area as firm evaluates real estate sales to strengthen balance sheet

Creative Media & Community Trust Corporation reported a 22% increase in net operating income, excluding joint venture losses, for the second quarter of 2026. Management attributed the growth to strengthening trends across its multifamily portfolio, office assets in Los Angeles and Austin, and the Sacramento hotel. The multifamily segment has benefited significantly from a recovery in the Bay Area, where occupancy rose by 1,190 basis points year-on-year to reach 95.3%. This surge is largely driven by employment growth in the artificial intelligence sector and a constraint on new supply.

The company identified a 12% gap between in-place rents and current asking rents in the Bay Area, which management cites as a clear pathway for organic net operating income growth as leases roll to market rates. In the office segment, performance was bifurcated; while assets in Los Angeles and Austin showed steady leasing interest, overall segment net operating income was weighed down by non-cash fair value adjustments within joint ventures. Joint venture losses increased by $2.8 million, primarily due to these adjustments at two unconsolidated office and two unconsolidated multifamily entities.

The Sacramento hotel asset contributed to the positive results with an 11% increase in net operating income following the completion of guestroom and public space renovations. Management believes these improvements position the property for sustained growth in 2026. Additionally, asset management fees rose by $510,000, linked to an increase in net asset value following the issuance of additional common stock in early 2026. A $455,000 casualty loss was recorded in the quarter due to water damage at one of the company's hotel properties.

Strategic decisions regarding debt and asset disposition are central to the firm's current outlook. Management decided against investing additional capital to refinance the maturing mortgage on the Oakland office property, which generated $445,000 of income after debt service in the second quarter. The non-recourse mortgage matured in July without a completed refinancing, leading to ongoing negotiations with the servicer for a long-term resolution. Conversely, the firm plans to refinance the Sheraton Grand mortgage, anticipating that recent renovations will support an increased loan balance and a reduced borrowing spread.

To address the gap between its share price and intrinsic portfolio value, Creative Media & Community Trust is actively evaluating the sale of one or more real estate assets. The firm also outlined growth initiatives, including a potential 50-unit residential project on a surface lot at 701 South Hudson later this year and the conversion of underutilised hotel space into eight new guestrooms. Management stated that free funds flow improvement targets for 2026 and 2027 are supported by a reduction in preferred dividends and the normalization of concessions in the multifamily market.
